Roof Restoration Sydney

Restoration suits a roof whose structure and tiles are sound but whose surface and mortar work have aged out. It is a staged process — fix the faults, renew the pointing, clean the surface, then protect it — and done properly it can add many years to a roof that would otherwise be replaced.

It is not a cosmetic paint job. If a roof needs restoration, the repair and re-pointing stages matter far more than the colour.

What a restoration includes

  • Full inspection and replacement of broken, chipped and slipped tiles
  • Re-bedding ridge and hip capping where the mortar bed has failed
  • Re-pointing with a flexible pointing compound that tolerates movement
  • High-pressure clean to remove moss, lichen and oxidised surface material
  • Repair or replacement of rusted valleys and failed flashings
  • Primer or sealer coat followed by protective membrane coats on tile roofs
  • Gutter clean-out and a check of downpipe flow before we leave

Tile restoration vs metal restoration

On concrete tiles, restoration renews a surface that has become porous, which slows moss growth and reduces water absorption. Terracotta tiles are glazed and generally should not be coated — for terracotta, restoration means repairs, re-pointing and cleaning rather than membrane.

On metal roofs, restoration means treating surface corrosion, replacing rusted screws and washers, resealing laps and penetrations, and applying a compatible protective coating. Badly perforated sheeting is replaced, not painted over.

When restoration is the wrong answer

If tiles are widely delaminating, battens are rotten, or the roof leaks in several unrelated places, coating the surface will not solve those problems. In that situation replacement is the more economical decision even though the upfront number is higher.

We will say so at the inspection rather than sell a restoration that will not hold up.

How long does a roof restoration take?
A typical Sydney house takes several working days spread over a week or more, because cleaning, pointing and coating each need dry conditions and curing time between stages.
Will restoration stop my roof leaking?
It will if the leak comes from failed pointing, cracked tiles or a bad valley, since those are repaired as part of the process. It will not fix a structural or design fault.
Can terracotta tiles be painted?
We do not recommend coating terracotta. The glazed surface is already weatherproof and coatings tend to peel. Terracotta roofs are better served by repairs, re-pointing and a careful clean.
