What goes wrong on metal roofs

  • Perished washers and backed-out screws letting water in at every fixing point
  • Rust starting at cut edges, end laps and where debris holds moisture
  • Sheets lifted or fatigued at the ridge after strong winds
  • Failed sealant at flashings, penetrations, vents and solar mounts
  • Capillary water entry through poorly formed side laps on low pitches
  • Contact corrosion where incompatible metals or fixings were used
  • Ponding and rust on low-pitch or deflected sections

Rust: treat or replace

Surface corrosion on an otherwise sound sheet can be prepared, treated and coated. Once rust has perforated the sheet or eaten through the coating at multiple points along a run, replacing the sheeting is the only durable answer — coating over perforation simply hides it.

Coastal Sydney roofs rust faster, particularly on unwashed elevations under eaves where salt is not rinsed off by rain.

Screws, washers and re-fastening

Re-screwing a roof with new fixings and washers is a well-defined, cost-effective repair that can transform a leaky old metal roof. It is done to a set-out — replacing every fixing on the affected sheets rather than chasing individual leaks — and it is often paired with resealing laps and flashings.

Can you repair a rusty roof or does it need replacing?
It depends whether the rust is on the surface or through the sheet. We photograph the affected areas and show you which category yours falls into.
Why does my metal roof bang at night?
Thermal movement. Sheets expand in the heat and contract as they cool, and if fixings are too tight, too loose, or the sheets cannot move at the laps, you hear it. It can often be improved during a re-fastening.
Can you match my existing Colorbond colour?
Usually yes for current colours. Discontinued colours may need the closest available match, and a new sheet will always look brighter than a weathered one beside it.
