Metal roofs fail at fixings, laps and edges long before the sheet itself gives out. Screws back out, neoprene washers perish in UV, and capillary action pulls water uphill through side laps that were laid slightly out of line decades ago.

Surface corrosion on an otherwise sound sheet can be prepared, treated and coated. Once rust has perforated the sheet or eaten through the coating at multiple points along a run, replacing the sheeting is the only durable answer — coating over perforation simply hides it.
Coastal Sydney roofs rust faster, particularly on unwashed elevations under eaves where salt is not rinsed off by rain.
Re-screwing a roof with new fixings and washers is a well-defined, cost-effective repair that can transform a leaky old metal roof. It is done to a set-out — replacing every fixing on the affected sheets rather than chasing individual leaks — and it is often paired with resealing laps and flashings.
