What we look at

• Tile condition — cracks, chips, delamination, slipped and previously repaired tiles
• Ridge and hip capping bedding and pointing condition
• Valleys, flashings, chimney and skylight detailing
• Metal roof sheeting, fixings, washers, laps and corrosion
• Gutters, downpipes, fascias and evidence of overflow
• Roof space where accessible — sarking, timber, insulation, daylight and damp marks
• Signs of previous repairs, including work that has been sealed over rather than fixed

Before you buy

Standard building inspections often note the roof only from ground level or from the manhole. If you are buying an older Sydney home, a dedicated roof inspection tells you whether you are inheriting a maintenance item or a five-figure re-roof.

That distinction is worth knowing before contracts, not after.

Before installing solar

Solar panels are typically on a roof for two decades. If the roof underneath needs repair or restoration, doing it after installation means paying to remove and refit the array. An inspection first tells you whether to bring that work forward.
