New roof installation is different work to repair or replacement: there is no existing roof to learn from, so the detailing has to be right from the drawings. Falls, flashing laps, valley set-out and the junction between new and existing roof planes are where new roofs succeed or leak.

Where new installations go wrong

  • Pitch too low for the chosen material, so water backs up under laps
  • Poor detailing where a new roof abuts an existing wall or older roof
  • Missing or badly lapped sarking, causing condensation problems in the roof space
  • Gutters and downpipes sized for the old catchment, not the new one
  • Battens spaced to the wrong gauge for the tile or sheet profile
  • No provision for roof space ventilation in a sealed new addition

Getting the junction right

The most common leak on a new extension is at the join with the original house. That junction needs a properly formed flashing turned into the wall or lapped under the existing course — not sealant across the gap.

Where an addition creates a new valley, that valley must be sized for the combined catchment above it, otherwise heavy rain will overshoot in the first big storm.

Working with your builder

On new builds and larger extensions we coordinate with the builder on frame readiness, crane or hoist access and sequencing with gutter, fascia and solar trades. Clear sequencing avoids the situation where a roof is opened up and left waiting on another trade.

What is the minimum pitch for a Colorbond roof?
It depends on the profile: standard corrugated needs more pitch than a concealed-fix trapezoidal sheet, which can go very low. We select the profile to suit the pitch your design gives us.
Can you match the new roof to my existing tiles?
Usually we can get close with current or reclaimed stock, though an exact match on a very old roof is not always possible. We show you the options before ordering.
Do you install gutters and downpipes at the same time?
Yes — new roofs are quoted with the guttering, downpipes and stormwater connection points included so the whole catchment works as one system.
