Why commercial leaks escalate

Box gutters carry huge volumes and have little tolerance for blockage. When leaf litter, plant debris or a failed sump slows the flow, water backs up over the internal upstand and enters the building along the whole length of the gutter rather than at one point.

Long sheet runs also move a lot with temperature. Over years that movement works fixings loose and fatigues sealant at penetrations, which is why the same building can develop several unrelated leaks in one season.

We plan access, exclusion zones and materials handling before we start, and where the work sits above a trading area we schedule around opening hours. For strata and managed properties we provide a written scope and photographs suitable for committee or owner approval.

Yes. We provide an itemised written scope with photographs of the defects so a committee or building manager can make a decision without being on the roof.
Do you work outside business hours?
Where the site allows it and it is safe to do so, yes. Discuss timing when you call so we can factor it into the quote.
My warehouse roof ponds water after rain. Is that a defect?
Ponding usually points to insufficient fall, a deflected purlin or a blocked outlet. It shortens the life of the sheeting and the coating, so it is worth investigating even if it is not leaking yet.
