Where Sydney roof leaks usually start

• Cracked or missing pointing on ridge and hip capping, letting water into the bedding mortar
• Rusted-through valley irons, or valleys blocked with leaf litter that force water sideways under tiles
• Failed flashings at chimneys, parapets, skylights and where a lower roof meets a wall
• Broken or slipped tiles, often from foot traffic during antenna, solar or pest work
• Perished sealant and loose screws on metal roofs and roof penetrations
• Blocked or overflowing gutters backing water up under the first row of tiles
• Box gutters that are undersized or have a failed sump on older and commercial buildings

How we find the leak

We start with the ceiling: where the stain sits relative to walls, downlights and roof lines tells us a great deal. From there we inspect the roof space where it is safe and accessible, looking for daylight, tide marks on timbers, damp insulation and rust trails.

On the roof we check the suspect zone in the order water travels — high points first, then valleys and flashings, then the field of the roof. Where the source is not obvious, controlled hose testing from the bottom of the roof upwards isolates the entry point one section at a time.

What to do while you wait

• Move furniture and electronics clear of the drip and put a container underneath
• If a ceiling is bulging with trapped water, keep everyone clear — it can let go suddenly
• Switch off power to affected lights and circuits at the switchboard if water is near them
• Photograph the damage while it is wet; it helps with both the repair and any insurance claim
• Do not climb onto a wet roof to investigate — tiles and metal are extremely slippery

After the leak is fixed

Once water entry stops, the roof space and plaster need time to dry out. Wet insulation should be pulled back or replaced rather than left compacted against ceiling sheets, and any timber that stayed damp for a long period is worth checking for rot.
