Water almost never drips straight down. It enters at a lifted flashing or a hairline crack, runs along a batten or a sarking fold, and appears on the ceiling metres away from where it got in. That is why leak repairs fail so often: the sealant goes where the stain is, not where the water is entering.
Our leaking roof work is diagnostic first. We look at the roof exterior, the roof space from underneath where access allows, and the pattern of staining, then work back to the entry point before quoting a repair.
