Replacement makes sense when a roof has reached the end of its service life rather than developed a single fault: widespread tile breakdown, rusted-through sheeting, rotten battens, or a history of leaks that keep reappearing somewhere new.
A re-roof is also the one opportunity to fix what is underneath — sarking, insulation, batten spacing and ventilation are all easy to address while the roof is off and expensive to touch later.
Swapping a tile roof for Colorbond reduces roof weight substantially, which suits older homes and steep sites, and it performs well on lower pitches where tiles cannot be used. Metal also sheds leaf litter faster, which matters under gums.
The trade-offs are worth knowing: metal transmits more rain noise unless insulation is upgraded during the job, and the framing may need adjustment because it was designed for a heavier covering. We work through those points before quoting.
Most homes stay occupied during a re-roof. Work is staged so no large area is left open overnight, and weather is watched closely. Expect noise, a skip or truck out the front, and dust in the roof space.
