How often should a roof be inspected?
For most Sydney homes, a roof and gutter check once a year is sensible, with an extra look after any significant storm. Some properties need more.
Check more often if your property has
- Overhanging gums, figs, camphor laurels or heavy street trees
- A bushland boundary, where clear gutters also matter for ember risk
- A roof over 25 years old with original pointing and valleys
- Coastal exposure, where metal components corrode faster
- Multiple valleys, box gutters or internal drainage
Timing that works in Sydney
Autumn is a good default: leaf drop has largely finished and you go into the wet months with clear valleys and gutters. A second check in late spring puts you ahead of the summer storm season.
What a real inspection covers
- Tile condition, slipped or cracked tiles, brittleness underfoot
- Ridge and hip pointing across the whole roof, not just the visible run
- Valley condition beneath the debris line
- Every flashing: chimney, parapet, skylight, vent, wall abutment
- Gutters, downpipes, fall and any box gutters or sumps
- Roof space check for daylight, damp timber, wet insulation and staining
- Photographs of everything found, so you can see it yourself
